In most instances, a home is designed so that up to four inches of soil movement may occur. When the concrete slab starts to settle, cracks may develop from the movement, or from coming into contact with tree roots situated near the home. Not only will you discover cracks in your concrete basement floor, your foundation may start to suffer from damage. This is a major risk of settlement.
2. Shrinkage – When concrete is created, it is a result of a combination of cement and of water. Once poured, curing occurs and it becomes completely solid. As the drying process takes place, shrinkage will naturally occur. The temperature that the concrete is exposed to during the curing process may result in the development of cracks. This is especially true if it is too hot or too cold. While shrinkage may cause cracks, it rarely results in structural damage pertaining to the foundation of your home; however, it may cause water to enter into the basement and dangerous substances – such as mold and mildew – to develop. Additionally, it may result in the introduction of unwanted pests into the home.
3. Frost Heave – During the colder months of the year, the soil underneath your basement may freeze and then thaw. During the thawing process, an expansion may occur that causes a shift directly underneath the foundation of your home. This expansion results in the cracking of the concrete flooring in your basement. The risk of this is that it could result in the integrity of your home becoming compromised. Additionally, moisture and unwanted pests may find their way into your home.
